What does it do ?

It kills mould, algae and moss within 2-4 days, and then works with the weather to gently clean the surface in the following weeks and months.

How do I apply it ?

Dilute the product in a watering can or low-pressure sprayer.

Approximately:
1 part + 4 parts water - for normal use
1 part + 9 parts water - for light algal growth

Apply it only to DRY surfaces, and when you don’t expect rain for another 4-5 hours.

1. Saturate the surface with the diluted product.
2. Leave to dry on the surface. Don’t scrub it, don’t hose it off etc – just leave it to dry.
3. That's it!.

Avoid splashing it in your eyes, or breathing lots of the spray. If you get the product on your hands just wash your hands in clean water.

Will it get rid of moss ?

Yes. But as a contact (rather than systemic) agent it’s important that the product is in contact with the moss stem structure and not just the exterior foliage.

So, use a 1:4 dilution rate and thoroughly saturate the mossy area. If the moss is very thick, we suggest you brush it off first, to expose the stem structure before applying the product.

Removal of dead moss growth by the elements can take time, but the dead growth can also just be brushed off.

What area will it cover ?

With a low-pressure garden sprayer (our Green Key 5L Pressure Sprayer is ideal) you should be able to treat roughly 4 m2 per litre of dilute.

2.5L diluted 1:4, makes 12.5 litres : covers approx 50 m2
2.5L diluted 1:9, makes 25 litres : covers approx 100 m2
5.0L diluted 1:4, makes 25 litres : covers approx 100 m2
5.0L diluted 1:9, makes 50 litres : covers approx 200 m2

If you use a watering can the job will be even quicker, but you will get much lower coverage rates.

What about plants and soil ?

Limited run-off or overspray onto grass, soil or hardy shrubs will not normally do any damage, but avoid spraying flowers or delicate plants.

If there has been heavy run-off or over-spray, then just flush the area with plenty of fresh water.

...and children, pets and wildlife ?

Although the risks are very nominal, keep children and pets off the treated surface until the product has first dried: that’s normally 3-4 hours on surfaces such as a patio.

Once it has dried, it’s 100 % safe. If it rains after that it doesn’t matter – the residues are completely immobile.

How long will the effects of the product last ?

The main effect, to kill mould, algae and moss, normally happens within 2-4 days.

The product has a slow-acting cleaning effect on stone surfaces - you won’t notice it on a day-to-day basis, but you’ll be surprised how surfaces appear brighter and cleaner after several weeks. The effect of this depends on the porosity of the surface, dilution and application rates, exposure to the elements, weather conditions, and the level of original mould, algae or moss growth.

As a rough guideline, you will not normally see re-growth on an exposed south-facing patio for 6-9 months, or on fencing for approx 14 months.

I’ve used the product and my patio’s gone blue!

This can occur if you don’t dilute it properly. The residual blue colouring is not permanent and, with natural weathering, will normally disappear within 1-2 weeks.

What can I use it on ?

Brintons Patio Magic MMC Concentrate is non-acidic and is PH neutral.

It works on ALL outdoor hard surfaces, including:

Patios - York stone, other stone/slabs, etc

Driveways - Block-paving, asphalt, tarmac etc

Timber - Decking, fencing, sheds, furniture etc

Conservatories - Glass, PVC, metal etc

Other - Brickwork, roofing tiles, pebbledash etc
